Compliance
Statutory compliance for UK buildings
A UK commercial building has to evidence seven core statutory programmes: fire safety, gas safety, fixed-wire electrical testing, legionella and water hygiene, lift examinations, asbestos management and air-conditioning inspection. Each has its own legal basis and testing interval, set out below with the official source.
| Obligation | Main law or guidance | Key interval |
|---|---|---|
| Fire safety compliance | Regulatory Reform (Fire Safety) Order 2005 | Fire alarm call-point test: Weekly |
| Gas safety compliance | Gas Safety (Installation and Use) Regulations 1998 | Commercial boiler and plant service: Annually, by a Gas Safe registered engineer |
| Electrical safety and fixed-wire testing | Electricity at Work Regulations 1989 | EICR fixed-wire test — industrial premises: Every three years (IET recommendation) |
| Legionella and water hygiene | Health and Safety at Work etc. Act 1974 | Sentinel outlet temperature checks: Monthly |
| Lift and lifting equipment inspections | Lifting Operations and Lifting Equipment Regulations 1998 (LOLER) | Thorough examination — goods-only lifts: Every twelve months |
| Asbestos management | Control of Asbestos Regulations 2012, regulation 4 | Condition review of known asbestos: Regularly, per the management plan — commonly annually |
| Air conditioning and F-gas inspections | Energy Performance of Buildings (England and Wales) Regulations 2012 | F-gas leak check: Interval set by refrigerant charge, from every 12 months to every 3 months |
