How to choose a facilities management company in London
Shortlist London facilities management companies on four things: which services they deliver with their own people, written attendance times, how they hold your statutory records, and whether planned and reactive work are priced separately. As a benchmark, prime central London FM indicatively costs £12–£18 per square foot a year (Priority First, 2026).
London has hundreds of facilities management companies, from national integrated providers to single-trade contractors. Most buyers do not need the biggest name — they need a provider whose size, trades and response capability match their buildings.
This page sets out how to compare them fairly, including us. If we are not the right fit for your site we will say so.
What to check before you choose
- Ask which services are self-delivered and which are subcontracted, and who is accountable for each
- Ask for attendance times by priority level, and how they are measured and reported
- Ask how statutory compliance records are held and how they are handed back if you leave
- Ask for planned, reactive and soft services priced separately so bids can be compared
- Ask who your named account manager is and how often they visit site

Choosing a facilities management company in London: common questions
Should I use a large national FM company or a smaller London provider?
It depends on your estate. National providers suit very large, multi-region portfolios; London-focused providers often respond faster and give more senior attention to single sites and small portfolios. Compare attendance times and the named team, not the logo.
Why do London FM quotes vary so much?
Mostly because bids include different things: hours of cover, which statutory tests are in scope, materials and the reactive allowance. Ask every bidder to price against the same specification.
