What changes your facilities management price

The nine cost drivers

• Floor area and how it is measured. Net internal area versus gross internal area can shift a per-square-foot rate by 10% or more before anyone discusses service.
• Hours of cover. Out-of-hours work adds roughly £5–£10 an hour for cleaning, and a 24/7 security post needs a rota of four to five officers.
• Service mix. Soft services run £8–£15 per square foot and hard services £6–£11; the ratio between them sets your headline rate.
• Specification and audit standard. CQC-standard or industrial cleaning is priced at £33–£45 and above, against £15–£30 for standard office work.
• Asset age and condition. Older plant means more statutory work, more callouts and a higher reactive allowance.
• Site count and travel density. Clustered sites share supervision and travel; a single remote site carries all of it alone.
• Statutory inspection scope. Fixed wire testing, LOLER, fire systems and water hygiene are non-negotiable — the only question is who is pricing them.
• Contract length and mobilisation. Longer terms amortise mobilisation and let a provider invest in your asset data.
• The wage floor. The National Living Wage rose 4.1% to £12.71 an hour from 1 April 2026, and labour is the majority of any soft services price.
