What a hard FM price has to include

  • The statutory inspection calendar — fixed wire testing, LOLER examinations, fire systems, emergency lighting, water hygiene and F-Gas leak checks.
  • Planned servicing of plant on manufacturer and CIBSE Guide M intervals, not just when something fails.
  • A defined response and rectification time, separately for attendance and for making good.
  • An asset register with condition and remaining life, so replacement is budgeted rather than discovered.
  • Who holds the certification records, and how you get them for an insurance or tenant audit at short notice.

A hard FM quote that names a rate but not the inspection calendar is not comparable with one that does. Ask for the calendar first, then the price.
